Full Description from the city package (City of Hesperia)
Package will be formatted to follow the "Surrounding Property Owners List" requirements in the city municipal code.
Hesperia Surrounding Property for the purposes of this section, shall be defined as those properties which fall within a radius drawn from the nearest limits of the property that is the subject of the land use application, as follows:
i. Notice of the hearing shall be mailed or delivered at least ten days prior to the hearing of all owners of real property as shown on the latest equalized assessment roll within three hundred (300) feet of the real property that is the subject of the hearing.
ii. If the subject property is thirty-five (35) acres or less, all properties within a three hundred (300) foot radius should be noticed. For projects requiring a density transfer, density bonus, legislative act or an environmental impact report, all properties within a six hundred (600) foot radius shall be notified.
iii. If the subject property is greater than thirty five (35) acres, all properties within a six hundred (600) foot radius shall be notified. For projects requiring a density transfer, density bonus, legislative act or an environmental impact report, all properties within a nine hundred (900) foot radius shall be notified.
iv. The reviewing authority may expand the surrounding property notice requirement if deemed necessary to include all properties potentially affected by the application.
v. Contiguous property for the purposes of this section, shall by defined as those properties which touch property lines of any parcel that is the subject of a land use decision, including those properties which touch said property lines of the subject parcel when projected across public or private rights of way or easements.
